I meticulously go over the loan document with the signer(s) by providing a general or brief explanation. It is my intention to give my complete attention to each loan transaction in order to continue my ongoing error-free signing experience. 

Known documents: Purchase (Fixed or ARMs), Seller, Refinance, Heloc, HECM, Car Title, Loan Modification, VA packages, Quitclaim deed/PCOR, Statement of Information, Trust, Power of Attorney. 

I always avoid:

• Missed signatures, initials, date
• Missed notarial certificates information
• Incomplete documents to be filled out by signer(s)
• Missed Deadlines and did not obtain FedEx or UPS receipt confirmation
• Initials on 1003 form or signature at the top page
• Tax forms: missed checked attestation box on 4506-C
• Late scan back (if requested)
