I began doing loan signings in the Summer of 2020. I have received excellent training from the National Notary Association and the Loan Signing System and diligently strive to maintain the highest standards of competency, legality and ethical practices of the profession and the state of Texas. I understand that an incomplete signing or a signing full of errors can cost a mortgage officer a rate lock, a buyer to miss a close of escrow, or more specifically, makes you look bad to your client. I am early for appointments. I do not miss dates, initials, or signatures. I make sure that the signer initials any corrections to the notice of right to cancel; if the dates are blank, I have the signer fill in the correct dates. I make sure that all forms are properly and completely filled out. I make sure the top signature line on the front page of the 1003 is signed. I make sure the signer signs the top of the second page of the FHA or VA loan application. I know who to call if there is a typo on the loan docs; I just don't cross out and initial without permission. I make sure all notarizations are complete and properly executed.
