I am a commissioned Notary Public, Notary Signing Agent, Mobile Notary,  Remote Online Notary and a Title Insurance Producer Independent Contractor (TIPIC) in the state of Maryland.   I am NNA certified and background screened.  I understand that an incomplete signing or a signing full of errors can cost a mortgage officer a rate lock, a buyer to miss a close of escrow, or more specifically, makes you look bad to your client.  I try my best to not miss any dates, initials, or signatures as I know that leads to funding conditions.  I know I need to call you first if there is a typo on the loan docs. I just don't cross out and initial without permission.
