I understand that I have to be impartial, but not uneducated. I am both NNA and LLS Certified. I carry $1M in E&O and General Liability coverage though Coversmart. I always ensure your borrower knows what they are signing by guiding them through the loan documents and I know who to call if there is an issue during the signing. I understand that an incomplete signing or a signing full of errors may cause funding conditions that could delay the loan, cost a mortgage officer a rate lock or a buyer to miss a close of escrow. I work diligently to ensure that dates, initials and signatures are not missed to facilitate the timely closing of the loan. My goal is to execute a flawless signing so that errors don't fall back on the Escrow officer.
As your Notary I will:
* Walk your borrowers through all of the important docs: the closing statement, note, the deed, and CD.
* Always ensure that the dates are correct on notice of right to cancel.
* Have the borrower initial any corrections to the notice of right to cancel if the dates need to be corrected. If the lines are blank, I guide the borrower through the paperwork to fill in the dates themselves.
* Return all loan forms completely filled out. Including; the statement of information, trust certification and disbursements of proceeds.
* Always confirm specific verbiage with you before executing Power of Attorney signings to determine if the document is to be signed with power of attorney or as attorney in fact. As well as clarify if the borrower is to print “trustee” behind their signature on trustee signings and what steps are required by the bank.
* Return docs immediately after the signing if it is during business hours or first thing the next morning if the signing is after hours.
