My name is Shawn Hawkins II. I am a signing agent in Winter Haven, Florida and I wanted to introduce myself. You may use Snapdocs or other databases to find your signing agents, but I’d like to tell you why you should call me directly and make me your preferred signing agent when you have a signing anywhere in between Orlando and Tampa, Florida.

It may be one more step for you but we both know a terrible signing agent makes you look bad!

Let me be 100% honest with you. I AM a relatively new Signing Agent. Many people would not say that when trying to earn your business. That being said, I hope you can see the guts and confidence I have to even contact you right now. So here is my pledge to you:

• I understand the importance of getting docs in FedEx the same day. No matter how many signings that I have. I will always prioritize getting your docs in FedEx. I know all the latest FedEx drop-offs in my area. I will not choose to do another appointment over making FedEx! If you require scan backs, I'll always scan as you request. Most importantly, I understand that an incomplete signing or a signing full of errors can cost a mortgage officer a rate lock, a buyer to miss a close of escrow, or more specifically, makes you look bad to your client.
• I will never be late to appointments. I will never stack appointments too close together. If I take a signing from you, I will make it on time. No excuses and I always factor in traffic times.
• I will try my best to not miss any dates, initials, or signatures as I know that leads to funding conditions.
• I always make sure that the borrower initials any corrections to the notice of right to cancel. If the NRTC lines are blank, I'll have the borrower fill in the dates themselves. I always use my Rescission Calendar when needed.
• All of the forms will come back completely filled out, whether that be the statement of information, trust certification, or disbursements of proceeds. More importantly, I know how they are to be filled out. Let's be honest, most signing agents don't know how to fill out most forms. And I will never miss the notary sections; there is nothing worse than signing agents who forget to stamp their acknowledgments or jurats.
• I have a dual-tray printer and I always print docs in legal and letter sized paper. I am not picky about appointment times. 7 AM or 9 PM or even weekends, I will always try to make myself available. I’ll even take last minute appointments! And I do, of course, have a portable Scanner!
• I know to call you first if there is a typo on the loan docs. I just don't cross out and initial without permission.
• I know how to split docs as well and do not charge for that.
• I trust your flat fee structure will be competitive, so I will never charge extra for signings on the last day of the month, for extra distance traveled, or how many documents I have to print out. I won't even charge you for splitting docs.
• I will not negotiate the fee even it is really far from my location. Being a new agent, I have not earned your trust enough to even consider asking.
