Let me start with the fact that I understand an incomplete signing or a signing full of errors could possibly lead to the loss of a mortgage officer’s planned rate lock, a buyer to miss a close of escrow, etc. Thus, causing problems and stress to everyone involved. Those reasons specifically are why I never miss signatures, dates, and initials when completing a signing. What I do is actually walk your borrowers through all of the important documentation including but not limited to: the closing statement, note, deed, and closing disclosure. Unlike other notaries who shove all the documents in front the borrower and say “sign here I'm just the notary.” Being a well-trained, certified, and qualified notary loan signing agent means knowing how to remain impartial without being uneducated. I always make sure the borrower is aware of what they are signing by guiding them through the loan documents. Also, I double check to see if the borrower may need to initial any corrections done to the notice of right to cancel. Or if the lines are blank I have them fill in the dates themselves. I can guarantee you that all of the forms will come back completely filled out, whether it be the disbursements of proceeds, statement of information, PCOR, or trust certification. I know that there's nothing worse than when a notary strolls in at noon the next day to drop docs off. I always return documents back immediately after signing if conducted during business hours or first thing the following morning. If preferred, I can print documents or pick them up. And I do not discriminate against atypical appointment times, dates, or holidays. The best thing I do is package loan documents for you, its included in my price. I know your time is valuable and I know if I am not packaging you are. So, you don’t ever have to worry about me just dropping off docs and going out the door.
